Question 1

Who is Tenurly for?

Accepted Answer

Self-managing Australian landlords — especially sharehouses and room-by-room rentals — and their tenants. Landlords get a rent ledger, arrears tracking, maintenance, and documents. Tenants can log payments, message the house, and lodge maintenance if you invite them.

Question 2

What makes Tenurly different for sharehouses?

Accepted Answer

Tenurly is built room-first: per-room rent, optional tenant portal invites, and (on Portfolio) Flatmates suburb listing bands so you can review room rents against current advertisements — not completed leases or whole-property averages.

Question 3

What does “today’s priorities” / Insights actually do?

Accepted Answer

Your Dashboard surfaces what needs attention (arrears, renewals, maintenance). Insights lets you search your properties in plain English — for example who is overdue or which agreements are approaching renewal. That search reads your own rent roll; it is not a generative chatbot and your data is not used to train models. On Portfolio you also get Flatmates rent review and Property analyser. Guidance is indicative and jurisdiction-aware — always confirm formal notices with your state regulator.

Question 4

Does Tenurly score tenants? Who can see that?

Accepted Answer

Payment and tenancy patterns in your own account can surface private landlord-only signals (for renewals and arrears decisions). They are not shared with other landlords, not a public blacklist, and not shown in the tenant portal. Tenants can request access to personal information under the Australian Privacy Act — see our Privacy Policy.

Question 5

How do rent reminders work?

Accepted Answer

On Portfolio, Tenurly sends automatic email reminders the day before rent is due, on the due date, and daily while overdue — until payment is recorded, proof is submitted, or a repayment plan is active. Device push notifications will arrive with the Google Play and Apple App Store apps, which are coming soon.

Question 6

How do payment records work?

Accepted Answer

You can log payments yourself without inviting anyone. If you invite tenants, they create a free account and can upload proof (bank transfer, PayID, or a receipt photo/PDF). You review and approve or correct those records in the ledger. If a proof is wrong, edit or reject it and follow up in Messages — Tenurly is a record of what you accept, not a bank or dispute tribunal.

Question 7

Do tenants need an account? Is there a tenant fee?

Accepted Answer

No on both counts. Every tenant account is free. You can keep using the ledger without inviting tenants. Invites are optional so housemates can log proof, message the house, and lodge maintenance.

Question 8

Is there a mobile app?

Accepted Answer

Use Tenurly in your browser today. The Google Play and Apple App Store apps are both coming soon. Sign in with the same account — your properties and rent roll stay in sync.

Question 9

Is my data secure?

Accepted Answer

Yes. Each landlord only sees their own properties. Tenants only see their room, payments, and house messages. Records are encrypted at rest and access-controlled. Tenurly never collects or holds rent money.

Question 10

What are the Starter and Portfolio plans?

Accepted Answer

Starter is free forever — one property, up to three rooms, no credit card. Portfolio is $29 AUD/month incl. GST for unlimited properties, automatic email reminders, Flatmates rent review, arrears plans, Property analyser, PDF income and expense summaries, and vault. Portfolio has a 14-day trial that requires a card; you are charged $29 AUD/month incl. GST after the trial unless you cancel.

Question 11

Can tenants pay rent through Tenurly?

Accepted Answer

No. Tenurly does not collect rent. Tenants can log payment proof in the portal; rent still clears in your bank via transfer, PayID, or cash. You verify those records in the ledger.

Question 12

How does Flatmates rent review work?

Accepted Answer

On Portfolio, Tenurly compares each room with current Flatmates listings in the same suburb — advertised asking rents, not signed agreements. Bands refresh at least daily (and are cached for about an hour while you work). Where listing fields exist, we can narrow by sharehouse type, bills-included, and ensuite; otherwise the range is suburb-wide for that listing type. Use it as one input alongside the property, room features, the tenancy agreement and applicable rental rules.

Question 13

Where does Tenurly work?

Accepted Answer

Across Australia — sharehouses, rooming accommodation, granny flats, and whole-home rentals. State tenancy laws differ, so Tenurly surfaces jurisdiction-aware guidance; check your local requirements before serving official notices.

Question 14

Is Tenurly sharehouse management software or a property manager?

Accepted Answer

Tenurly is landlord software for Australia — a sharehouse rent tracker and room-by-room rental management dashboard. You still collect rent in your own bank. We never act as a property manager or handle tenant money.

Stop chasing rent across spreadsheets, messages and bank transfers.
