What does “today’s priorities” / Insights actually do?

Your Dashboard surfaces what needs attention (arrears, renewals, maintenance). Insights lets you search your properties in plain English — for example who is overdue or which agreements are approaching renewal. That search reads your own rent roll; it is not a generative chatbot and your data is not used to train models. On Portfolio you also get Flatmates rent review and Property analyser. Guidance is indicative and jurisdiction-aware — always confirm formal notices with your state regulator.

Does Tenurly score tenants? Who can see that?

Payment and tenancy patterns in your own account can surface private landlord-only signals (for renewals and arrears decisions). They are not shared with other landlords, not a public blacklist, and not shown in the tenant portal. Tenants can request access to personal information under the Australian Privacy Act — see our Privacy Policy.

How do rent reminders work?

On Portfolio, Tenurly sends automatic email reminders the day before rent is due, on the due date, and daily while overdue — until payment is recorded, proof is submitted, or a repayment plan is active. Device push notifications are available in the Android app (iOS coming soon).

How do payment records work?

Accepted Answer

You can log payments yourself without inviting anyone. If you invite tenants, they create a free account and can upload proof (bank transfer, PayID, or a receipt photo/PDF). You review and approve or correct those records in the ledger. If a proof is wrong, edit or reject it and follow up in Messages — Tenurly is a record of what you accept, not a bank or dispute tribunal.

Do tenants need an account? Is there a tenant fee?

No on both counts. Every tenant account is free. You can keep using the ledger without inviting tenants. Invites are optional so housemates can log proof, message the house, and lodge maintenance.

Use Tenurly in your browser or get the Android app on Google Play. The iPhone / iPad app is coming soon to the Apple App Store. Sign in with the same account — your properties and rent roll stay in sync.

Is my data secure?

Yes. Each landlord only sees their own properties. Tenants only see their room, payments, and house messages. Records are encrypted at rest and access-controlled. Tenurly never collects or holds rent money.

What are the Starter and Portfolio plans?

Starter is free forever — one property, up to three rooms, no credit card. Portfolio is $29 AUD/month incl. GST for unlimited properties, automatic email reminders, live Flatmates rent review, arrears plans, Property analyser, PDF income and expense summaries, and vault. Portfolio has a 14-day trial that requires a card; you are charged $29 AUD/month incl. GST after the trial unless you cancel.

Can tenants pay rent through Tenurly?

No. Tenurly does not collect rent. Tenants can log payment proof in the portal; rent still clears in your bank via transfer, PayID, or cash. You verify those records in the ledger.

How does Flatmates rent review work?

Accepted Answer

On Portfolio, Tenurly compares each room with current Flatmates listings in the same suburb — advertised asking rents, not signed agreements. Bands refresh at least daily (and are cached for about an hour while you work). Where listing fields exist, we can narrow by sharehouse type, bills-included, and ensuite; otherwise the range is suburb-wide for that listing type. Use it as one input alongside the property, room features, the tenancy agreement and applicable rental rules.
