Spreadsheets, bank transfers, and chasing housemates
A sharehouse rarely has one rent day. Each room can have its own amount, its own weekday, and its own lease dates. The transfer lands in your bank with a first name, or with nothing at all.
Proofs then sit in email, camera rolls and group chats. A spreadsheet can list the rooms, but it goes stale the week you don’t update it — and it never shows which proof is waiting for you to accept.
- Bank transfers that don’t say which room they cover
- Different due days across the same house
- Payment screenshots lost in messages
- A ledger you only trust after a Sunday reconcile
How room-by-room tracking works in Tenurly
Tenurly is the ledger for a self-managing landlord. Add the house, then track rent one room at a time. It records what you accept. It does not collect the rent.
Add the property
Start with the sharehouse. Starter covers one property. Portfolio covers as many as you run, with no lock-in contract.
Set each room’s rent schedule
Give every room its rent, how often it falls due (weekly, fortnightly or monthly), the due day, and the lease dates. Rooms in the same house do not have to match.
Read the ledger and calendar
The rent ledger and calendar show who has paid, who is behind, and what is coming up. The dashboard lists today’s priorities so you are not reconstructing the week from a bank export.
Keep proof of payment with the room
Log a payment yourself, or invite the tenant to upload proof — a bank transfer, PayID, or a receipt photo or PDF. You approve or correct the record. The money still clears in your own bank.
Send rent reminders
On Portfolio, Tenurly emails the tenant the day before rent is due, on the due date, and on overdue days 1, 3, 7, 14, 21 and 28 — until payment is recorded, proof is submitted, or a repayment plan is active. Starter includes the ledger without automatic email.
Use the tenant portal if you want it
Tenant accounts are optional and free. There is no tenant fee. Invited housemates can log proof, message the house, and lodge maintenance. You can run the ledger on your own.

Questions about tracking rent by room
What does a sharehouse rent tracker actually record?
Each room’s rent, frequency, due day and lease dates, plus the payments and proofs you accept. Tenurly is the record. It is not a bank, and it does not collect the rent.
How do I track rent by room?
Add the sharehouse, then each room with its rent amount, whether it is weekly, fortnightly or monthly, the due day and the lease dates. The ledger and calendar show what is paid, due or behind for that room.
Do housemates need an account?
No. You can log payments yourself. If you invite them, the tenant portal is free — there is no tenant fee — and they can submit proof of payment for you to review, message the house, and lodge maintenance.
Does Tenurly email rent reminders?
On Portfolio, yes. Email goes out the day before rent is due, on the due date, and on overdue days 1, 3, 7, 14, 21 and 28, until you record payment, a proof is submitted, or a repayment plan is active. Automatic email reminders are not included on the free Starter plan.
How does the price compare with a property manager?
Portfolio is $29 AUD/month incl. GST, which is $348 a year, after a 14-day trial. The example on the Tenurly home page is a $900/week house at 7.5%, about $3,510 a year. Starter is free for one property and up to three rooms.
